These are projects with a defined scope, timeline, and price. Deepaalay works in coordination with the homeowner, architects, and designers in order to prepare layouts, building designs & functional specifications. Estimates are prepared for the preferred set of designs which is presented in terms of unit area cost of the project. After mutual agreement and sign-off on the scope and timeline, Deepaalay carries out the construction per the agreement.

The Owner/Occupant receives the keys to indicate final handoff after ensuring Owner’s fullest satisfaction.

The construction in turnkey project is carried out after locking in design and specifications such that the project cost is well defined and as such there is very minimum risk of cost overruns.

Price certainty:

Since the project is executed after finalization of a detailed project plan (layout,design, specifications, timelines, and costs) which is arrived at collaboratively, the turnkey project execution method locks in a certain price, thereby reducing financial risks for the owner. Project owners are only responsible for the lump sum agreed upon at contract sign-off. Any increase in costs, such as surges in material and manpower costs are already accounted for and priced in. 

Reduced cost overruns:

In principle, there is no room for a cost overrun with this method. However, if during a milestone checkpoint, the owner expresses a desire to make design changes, a project review would be conducted, and new pricing generated. This could lower or increase the total project price tag.  

Condensed project timelines:

The project execution proceeds faster than other project methods. This is because all discussions, explorations and decisions are concluded before the start of construction. This allows the team to execute with certainty. There is no waiting along the way on any decision maker and hence the timeline is inherently optimized.
